A fire which broke out at Auckland adult entertainment centre Showgirls has been contained.
Emergency services were called to the Custom St club just before 11am.
Fire services shift manager Jaron Phillips says an electrical fault on the ground floor is to blame. It's believed water flooded a switchboard and caused a spark.
Smoke continues to flow out of the building's front doors, but the flames are now out.
Nobody was inside at the time of the blaze, which took 40 firefighters to battle.
The extent of damage following this morning's blaze is not yet known.
This morning's fire is the second in a number of years for the club. Showgirls was previously out of action in August 2015, after a midnight fire damaged around half of the building.
The fire service tweeted the blaze kept most of their city firefighters "tied up".
